We hope you enjoyed the videos and found them very informative. The videos were shot in Swinton Manchester.

The first video is showing the groundwork involved on that particular job, as this particular extension was in need of a strip foundations, sometimes called footings.

The type of foundation chosen will depend on two distinct variables: the total building load, i.e, the weight of the house, and the type and quality of the subsoil. In addition, different weather conditions and soil types may reduce the effectiveness of foundation, depending on the type of soil. Frost heave is common in sandy soils where water in the ground freezes and pushes upwards as it expands into ice. The reverse problem is drought, which causes shrinking of the land and is most common in clay soils. Both conditions can seriously affect the foundations, causing disturbance and, in extreme cases, cracking of the foundations. They are however, easily avoided if you dig deep enough - usually to at least two-thirds of a metre.

However you must bear in mind the more you dig the more money it will cost you.

The standard size of a strict foundation is 600cm wide mind 900cm deep anything over and above this will incur you additional costs. You’re architect, or builder will determine what type of foundation is required as there are three types of strip foundation - traditional shallow strip, as described above, wide strip, used when the load of the structure is high relative to the weight bearing capacity of the subsoil and deep strip (also known as trench fill foundations).

However the information they will give you is not set stone, as all foundation work will be needing to be inspected by an independent building inspector and he will determine once you have started digging what foundation is required.

Some other types of foundation are sometimes needed they are called raft/pile foundations; however we will not be going to them at the moment as these type of foundations can be very expensive.

 

                                            The Second video 

The second video you watch was when the building inspector had been out and told us the foundation work we carry out was correct and we could proceed with building the extension.

     At this time we thought it would be a good time to tell you some facts;

1. The drawing we the builders use is only a guide.

2.  The extension that is being built does not have to match the  measurements on the drawing  exactly.

3.   Just because there is  something on the drawing does not mean you have to build it in the extension.

4.   Any changes to the extension can be made at any time.

5.   It is not necessary to inform the building inspector before you make any changes but it is recommended.

6.   At any time whilst building the extension you can summit amendments to building control?

The main point of building your extension is to make it look right when it is finished and it must compliment your home. This is why it is necessary to make changes where necessary.

At this stage of the extension it is important that we get good weather, as many jobs can be put back by weeks due to bad weather in order to maximize the work being carried out on your property we use several websites to get a weather report one of which is http://www.bbc.co.uk/weather/ And as you know two weather reports are better than one, http://uk.weather.com/

                                                  The Third video                                                               

As you will have seen the extension is not far away from being completed but there is still a lot of work to done.

It is now taking shape and you can see what we are building, it is a very big garage extension with a fully fitted utility room at the rear. At this stage of the job it is very important to make sure all the measurements arecorrect, in order to ensure that all the appliances you are considering putting in the utility room will fit the way you want them. As this will be your last opportunity to make any changes without incurring additional costs.

As builders we offer a wide range of services one of which is plumbing so we thought we would give you some information regarding this service.

Any plumber that is working with gas should have his/her own gas safety registration number.  Gas safety has replaced the CORGI standard so when you are installing a boiler/gas ovens/gas fires or indeed anything else to do with gas you must ensure the plumber has this registration number to prove he/she is qualified to do the job.

Or you might see one of these symbols advertised on his/her vehicle.  In which case you will know they are qualified to do the job.

The next service we would like to inform  you about is the electrics, when fitting any electrics you should ensure that you use a qualified electrician.When you are having your electrics fitted in your extension it is essential that you have all fittings where you want them. You can discuss this with the electrician.

 when we are pricing the job we include all basic plumbing/basic electrics which is self-explanatory.

If you require anything other than the basics this will incur additional costs. When all electrics have been fully installed you will be issued a certificate to show to the building control upon completion of the job.

Be aware if you do not have a certificate your home extension/any other building work will not be passed by building control and therefore any work you have carried out will be legal,

 

                                                   The fourth video  

                                   This was the last video of this particular project.

As you’ve been shown the garage extension with the utility room at the rear has been completed and the customer is more than satisfied with it.

The reason for making these videos was to show any potential customers what is involved in the building work.

However to actually build an extension is only one part of the job, organizing materials and getting the right trades in at the right time, and making sure all the trades do the best job possible is the other part of building an extension that people don’t take into account.

In our experience over the years we have found some people like to try and build their own extensions, as they think it is easy. All it takes is to get a bricklayer/Joiner/roofer and any other trades necessary they feel they need to get the job done.

Our experience has shown us that if you do not have an extensive knowledge of building work or you don’t know a builders that will take you through the job step by step, we recommend you don’t even start the job in the hope you will save money, as you will soon find out this is not the case.

Where you will lose money is by trying to build it yourself. This is when you have made a mistake!

Your own mistakes will cost you any money you think you might have otherwise saved.

If you are lucky enough to save any money when comparing it to the prices that you received from other builder’s. You will find that the money you saved was not worth your time.The best way to get an extension built or any such building work done is to get three quotes (the cheapest is not always the best) as you will find. You get what you pay for in most cases, however  if a builder is recommended to you, this is always a good starting point.
